UAD 3.6 is replacing 2.6. Here is where you stand.
The redesigned URAR replaces every legacy appraisal form with one dynamic report built on structured data. For lenders it is the largest change to collateral since 2011, and it lands in the middle of a live pipeline. This page covers what changes, what Dwelling Blocks already handles, and how to get there before 2.6 retires if your current platform is not ready.

- Freddie Mac: last day for 2.6 resubmissions
What changes
- UAD 3.6 is replacing 2.6 for every appraisal submitted to UCDP. Fannie Mae and Freddie Mac are giving lenders that need more time a temporary policy exception, so new 2.6 reports are accepted through May 19, 2027 while the lender moves to 3.6.
- The date that counts is the initial UCDP submission, not the order date. An appraisal ordered shortly before 2.6 retires, with a normal turn time, can land on the wrong side of the line.
- On Freddie Mac loans, a 2.6 report submitted from March 1, 2027 gets a collateral risk score of 99 and no appraised value rep and warrant relief. Moving before March avoids that.
- Freddie Mac accepts resubmissions of existing 2.6 reports through June 27, 2027. From June 28, 2.6 is retired entirely.
- The 1004, 1073, 2055, 1025, 1004D and the other legacy forms are retired. In their place is one URAR whose sections change with the property type and the assignment, plus a Completion Report and a Restricted Appraisal Update Report. The data is structured, the abbreviations are gone, and delivery is a package (XML, PDF and images), not a single PDF.
- UCDP has been returning warning messages on 2.6 submissions since August 6, 2026.

Live before 2.6 retires
If your platform is not ready, or you do not trust that it will be, we can move you well before 2.6 retires. A migration has a fixed shape and we have run it at national scale. Panel import and AMC connections in week one, the LOS connection in week two, a parallel run on live orders in week three, cutover on a date you choose in week four.
Panel import, AMC connections, user setup, rule sets moved into Ava.
LOS integration or API connection. Orders created from the loan file.
Parallel run on live orders alongside your current platform.
Cutover on a date you choose, with your existing pipeline finishing where it started.
Your underwriters keep working in the LOS. Your appraisers keep getting paid. Nothing in your pipeline waits on us.
Four weeks is typical for a lender with one LOS and an existing panel. Larger migrations get a written plan before week one.
