Understanding How Bid Offers Work

Bid offers are the most common kind of offer you will receive, and they put more work in front of you — including assignments you might not otherwise have seen.

Each invitation comes with a proposed fee and due date. You can accept it as it stands, reject it, or come back with conditions of your own.


Enable Bid Invitations

To receive bid opportunities:

  1. Go to Profile
  2. Find Allow Bid Offers
  3. Set it to Yes
  4. Save

If this setting is off, you will not receive bid invitations.


When You Receive a Bid Invitation

You’ll receive an email when a new opportunity is available — and a text message as well, if your company has the SMS notifications subscription active. See Offer Notifications via SMS (Text).

Each invitation includes:

  • Assignment details
  • Proposed fee
  • Requested due date
  • A response deadline

You must respond before the invitation time expires.


Your Response Options

You can respond in one of three ways:

1. Accept as Is

Accept the assignment using the proposed fee and due date.

2. Submit a Bid

Request changes by submitting:

  • A higher fee, and/or
  • A later due date

Example:
If you can complete the assignment with the original fee but need more time, you may request a later due date while keeping the same fee.

3. Reject the assignment

Decline if the assignment is outside your coverage area, competency, or availability.


Bid Rules

To maintain fair compensation:

  • Bids cannot be lower than the proposed fee
  • Bids may be equal to or higher than the proposed fee

You may request a higher fee for situations such as:

  • Complex properties
  • Rural or remote locations
  • Significant travel time
  • Access challenges

Bid Expiration

Each invitation has a response window.

The length of that window is set by the lender. Dwelling Blocks does not set it and cannot extend it.

If you do not respond before the deadline:

  • The invitation automatically expires
  • No action is required

Bidding may close early: The lender reserves the right to end the bidding process early at their discretion.

What Happens After You Submit

Once the bidding period ends, the system selects a vendor.

If You Are Selected

  • You will receive a confirmation email and the assignment will then appear in your In Progress list.
  • If your bid included changes to the fee or due date, you will receive a new offer with the updated terms that must be accepted before the assignment is finalized.

If you are not selected

No notification is sent. That silence can mean any of a few things:

  • The assignment went to another vendor — often one closer to the property, or with a better score.
  • The order was cancelled before anyone was assigned.
  • The lender ended the bidding early.

Check the bid offer history if you want to see what became of a particular invitation.


Why You Receive Invitations

Lenders do not send an assignment to everyone at once. The first offer goes to a very small group of vendors that match the assignment, which is why a quiet week is not necessarily a sign that anything is wrong with your profile.

Receiving bid invitations at all is a good signal: it means you are among the higher-ranked vendors in your area for that work.

Bid invitations are sent to vendors who match the assignment requirements, including:

  • License or certification level
  • Geographic competency
  • Property type experience
  • Historical quality and timeliness

Where to get help

Who receives an invitation, how long the response window is, and who is finally selected are all the lender's configurations. Dwelling Blocks does not have access to them and cannot influence the outcome, so support cannot tell you why an invitation went elsewhere.
