A license that expires mid-assignment is the kind of problem that only surfaces at the worst moment. Checking credentials once at onboarding does not prevent it, and neither does a spreadsheet somebody remembers to review.

Adding a license takes one step. Upload the document and the system reads it and completes the details for you: state, license number, issue and expiry dates, certifications. If anything comes back wrong, you correct that field rather than typing the whole record from scratch. Multiple licenses are supported, so appraisers working across state lines add each one the same way.
Insurance works the same way from the profile page — carrier, policy number, coverage amount and expiration, entered once.
Verification runs against the source
Once a license is submitted, it is checked against ASC.gov, the national registry. You receive an email when it verifies, and only verified licenses are eligible for assignments.
That check is exact, because the registry is the authority. If the record does not match — a married name, a hyphen, a renewal ASC has not published yet — verification will say so rather than pass something through. The profile explains what to adjust, and if a license still will not verify when the details are right, support will work through it with you.
Nobody has to remember an expiry date
Before a license or an insurance policy expires, Dwelling Blocks emails you and opens a task on your account with what needs renewing. Anything already expired is marked clearly, so it cannot be missed at a glance.
The point is that a credential lapse becomes a reminder rather than a surprise. You are prompted to renew, not quietly dropped out of rotation while you wonder why the offers stopped.
Certifications work in your favor here too. FHA and USDA certifications sit on the same license record, and ticking the ones you hold makes you eligible for the assignments that require them.
What this gives a lender
A panel that reflects reality. Every appraiser eligible for your work holds a license verified against ASC.gov, with insurance on file and in date, checked on an ongoing basis rather than at the point they joined.
Nobody on your side audits it, and nobody chases a vendor for a renewed certificate. Coverage does not quietly erode as documents age, because the vendors are prompted before that happens and the ineligible ones stop receiving offers automatically.
