Dwelling Blocks is ready for UAD 3.6 and the redesigned URAR

The platform supports the redesigned URAR end to end. Each lender turns the new report types on for themselves — when one of yours does, you will get a request to enable it, and nothing happens automatically.

Dwelling Blocks is ready for UAD 3.6. Submission, QC review, and delivery of the redesigned URAR are supported end to end, and the work on our side was finished well ahead of the mandate rather than against it.

Being ready is not the same as being live. No order in the new format can reach anyone until a lender enables the new report types on their own account, and that decision belongs to each lender.

The dates the GSEs have set

Two matter, and both come from Fannie Mae and Freddie Mac rather than from us:

  • November 2, 2026 — the mandate. Every new appraisal report submitted to UCDP must use UAD 3.6. A UAD 2.6 report submitted new on or after that date returns a Fatal message and a “Not Successful” submission.
  • May 3, 2027 — retirement. Between the mandate and this date, revisions to reports already submitted in UAD 2.6 can still go in as 2.6 against the existing DocFile ID. After it, that ends.

We are in the broad production window now, which runs from January 26, 2026 to the mandate. During it, lenders may submit either format — which is exactly why they are moving at different speeds. Until November, they are allowed to.

If you are a lender

You can enable the new report types on your account and start ordering. Get in touch and we will walk through the setup.

If you are a vendor

Nothing switches on by itself, and there is no setting for you to turn on early.

When a lender you work with adds a new report type, you receive an email and a task in the platform asking you to enable that report type — the same way you are notified about license and insurance reviews. The fee set for the new type is laid out for you to review. It is not enabled automatically: you decide whether it is work you take, and until you enable it, 3.6 orders will not route to you.

Until then you keep receiving orders in the formats you get today. We cannot tell you when a particular lender will move, because we do not set that schedule and have no visibility into it. If you need a date, ask that lender directly.

Upload the right package

One thing genuinely changes at submission. The redesigned URAR is delivered as a ZIP package containing the files the format requires, not as the single XML you send today. Export the complete package from your report writer and upload that.

Send a bare XML or an incomplete package and the submission comes back as a format error instead of reaching the GSE. Upload pre-checks apply to the new format exactly as they do to the current one, so a problem surfaces while you can still fix it rather than after submission.

Check your report writer

The report has to come out of your software in the new format, which means your report writer has to support UAD 3.6 and you have to be on the version that does. Fannie Mae publishes the list of software providers: UAD 3.6 integrated vendor list.

If yours is not on it, sort that out now rather than when an order is already waiting.

API integrations are unaffected

If your company submits through the Dwelling Blocks API, your subscription and your integration need no changes for UAD 3.6 — same endpoints, same flow, same webhooks. The only difference is the file you attach on a 3.6 assignment: the ZIP package described above, in place of the single XML.

We know this is a big change

It is not a small adjustment. It is a new report type, new software from your report writer, and a real amount of work on your side before the first order is even placed — and the legacy forms you have used for years go away with it.

That is why we did our part early, and why we would rather point you at the right material now than leave you to find it under deadline.
