Reconsideration of Value (ROV) Requests

A Reconsideration of Value (ROV) is a request to look again at the value in a report you have already delivered — usually because the lender, borrower, or broker has additional information, such as comparable sales or corrections to the property data.
An ROV is not a claim that the report is wrong. It is a request that you review the new information and say, on the record, what it changes.
How an ROV reaches you
The ROV is added to the completed report on the assignment, and you receive an email notification when it arrives.
Attend to it
An ROV needs a response. An assignment does not close out while a request is still outstanding.
- Open the assignment and read the request along with any supporting material attached to it.
- Review the information against your report and decide whether it changes your conclusions.
- If it does — upload the updated report to the assignment. See Uploading an Updated Report.
If the ROV cannot be resolved
If you have reviewed the request and it cannot be addressed — the information does not change your conclusions, or what is being asked for is not supportable — add a note on the assignment, mark it Urgent, explain why, and request that the ROV be waived.
