Revision Requests on Completed Reports

Updated

Every completed report is reviewed by the lender's underwriter. If they find something that needs correcting, they open a revision request on the assignment, and you are notified both in the application and by email.

Timely and accurate responses to revisions play a key role in maintaining a high scorecard rating.

A revision request is not the same thing as QC Review. QC Review runs automatically before your report is submitted; a revision request comes from a person, after the report has been delivered.

How to handle a revision request

  1. Review the request. Open the assignment and read what the underwriter has asked for — each request describes the issue that needs resolving.
  2. Correct the report. Make the changes that address the issue in full.
  3. Upload the revised report to the assignment before the revision due date. See Uploading an Updated Report.

An assignment does not close out while a revision request is still open, so leaving one unanswered holds up the whole file.

If you cannot meet the revision due date

Do not let the date pass. Add a note on the assignment, mark it Urgent, and give the lender:

  • a detailed explanation of why the revision cannot be completed in time, and
  • the extension you are asking for, with the date you can deliver.

See Notes: Messaging the Lender.

If you think the revision was added by mistake

If the request does not apply to your report — the point is already addressed, or it belongs to another order — do not simply leave it open. Add a note on the assignment, mark it Urgent, explain why the revision does not apply and where in the report the reasoning already appears, and ask the lender to waive the revision.

Raise a revision with an incorrect due date the same way, and as soon as you notice it, rather than working to a date that was never right.

Why prompt responses matter

Timely responses to revision requests impact your scorecard rating and demonstrate commitment to quality.
