How to Stay Ahead and Succeed with Your Assignments

Follow these seven practices to maximize your opportunities and maintain a strong standing.
1. Keep Your Profile up to date
- License: verified and not expired
- Insurance: not expired
- Coverage Area: reflects the regions you actually serve
- Address: accurate, so lenders know you're local
- Phone Number: current - lenders may call to offer assignments directly
- Capacity: reflects your real availability
- Allow Bid Offers: set to "Yes." Lenders often use this feature to send offers, so leaving it off may mean missing out on assignments. Refer to the article: Understanding How Bid Offers Work
- Active Status: make sure your profile status Active review status anytime here

2. Stay proactive with assignments
Set the appointment promptly — schedule inspections as soon as possible.
Mark the inspection as completed once it’s done.
Set an ETA for your report submission.
Refer to this article to learn more about each step. These status updates keep the lender, their brokers, and borrowers informed, and help close out the order.
3. Communicate about delays early
If you can’t meet a due date — for example, you can’t schedule the inspection in time — contact the lender support team right away to request a new date, using the Notes (make it urgent) on the assignment details page.
If needed, you can also ask the lender to place the assignment On Hold. Putting an order on hold pauses all due dates until you're ready to move forward. Refer to the article: Assignment on hold
4. Confirm your report submission went through
This is the most important step. Once you submit, the report goes through several automated processing steps behind the scenes. In most cases, everything completes on its own with no action needed from you. However, if an issue comes up at any stage, the process will stop and flag it so you can resolve it.
- Wait until submission is fully completed, or until you receive an email confirming successful completion.
- Any pause or issue in the process will also be visible to you and will trigger an email.
- Didn't get the email? Check your report status directly in the system — it always reflects the most current information, whether the submission succeeded or needs action.
5. Stay on top of revisions
Revisions matter and have a direct impact on your standing, so complete them on time.
- If a revision was added with an incorrect due date, communicate with the lender right away to request a change.
- If a revision was added by mistake, contact the lender immediately to have it removed.
6. Maximize your coverage area
Keeping your coverage area broad and up to date increases your chances of being matched with more assignments — lenders assign work based on where you're set up to serve.
Review and update your coverage area regularly, especially if you expand your service radius or stop covering certain regions
